As one of the traditional arteries into downtown Nashville, Charlotte Avenue is finally emerging to its’ rightful place as a vibrant commercial/residential corridor. It evolved from buffalo trails to Native American corridor to one of the original pike’s into Nashville. The interstate cut it off in the mid 20th century and the tax base fled for greener pastures.
As Nashville embraces its already built environment and in the midst of a real estate renaissance–Charlotte Avenue sits ready to benefit from all of the activity. Metro building the West Precinct of the Police Department right down the road has helped as has new commercial development such as Nuvo Burrito, Porter Road Butcher, M.L. Rose, and the Headquarters. On one side is West Town or what we used to call the Nations and on the other side is tony Sylvan Park but closer to town is Sylvan Heights.
Sylvan Heights’ residential market should benefit more than any other area from the redevelopment of Charlotte Avenue. The City Paper, now defunct, carried an excellent article on the progress of the area last summer.
The main excitement up and down the street is the site owned by HG Hills and fronts Charlotte at 40th. It runs down to Elkins and will back up to the existing RR tracks. There was a community meeting on September 18th where Hill Co unveiled their plans for the site and the plans are extensive. You can read a summary of the meeting regarding the development here.
