Takeaways:
Average sales prices are statistically insignificantly different (hovering at $400,000) yet the sq ft price has increased by 8% ($149 vs $161 per sq ft). This could be evidence that smaller houses are selling and their prices are slightly more.
More than half of the homes that go on the market in Hillsboro/Belmont, which is one of the best selling neighborhoods in Greater Nashville, go unsold by either expiring or being withdrawn from the market.
Average sales price is the same.
Of the houses that have sold in this first quarter period, the amount of days on the market has decreased from 92 days in ’10 to 83 days in ’11. That means if a property is in great condition and is priced right–it will sell 10% faster right now.
