One of my favorite neighborhoods in East Nashville is Rosebank and Fortland Farms. The values remain strong and the housing is solid. The Post War Boom years birthed Rosebank and Fortland Farms. Back then East Nashville still had farms out past the development from the late 1800’s and first half of the 20th century. Situated just a little past Shelby Park and Shelby Bottoms Greenway, Rosebank/Fortland Farms is poised to become a sought after neighborhood in East Nashville.
What is the Neighborhood like?
The houses are not historic gems with lots of detail and fine moulding. These are solidly built ranch homes from the heyday of Post War America, the 1950’s and 1960’s. A typical house would be a 3 bedroom, 1 bath house with 1200 sq ft. The baths are retro cool without much tinkering from the current homeowner with lots of retro pink, light blue, and tan tiles. Usually the tile goes half way up the wall, making the space easy to sanitize and clean and the shower/tub combos are usually completely tiled as well. Most bathrooms have a small convenient linen closet tucked behind the main door. The kitchens, unless remodeled extensively, can have old retro elements like original formica counters with aluminum trim edging. Some even have original stoves that are twice as large as typical stoves today and they resemble in shape and styling the front grill of your grandparents old Buick. These houses are ripe for conversion into stylish Atomic Ranches and in the slideshow is an example of two in particular whose owners have already done the necessary work to make them Atomic Ranches.
I’ve also included many photos from nearby neighborhood attractions that aren’t necessarily Rosebank or Fortland Farms proper–but serve the people that live nearby in them. The other great attraction to this area is how close you are to Shelby Park. Shelby Park began over 100 years ago and the golf course there is the oldest in town and it is a good course to boot. There are lakes in the park, softball fields, a boat ramp, a dog park, tennis courts, and lots of green space. On top of that, the Park has 800 acres of Greenway as well with winding bike paths filled with skaters, bicyclists, baby carriages, and runners.
The best part is that most of these houses can be purchased for less than $150,000 and you are very close to all the hot spots of East Nashville without paying an excessive premium.
