When I get the chance to work/list in Sylvan Park, it is always a pleasure. From 4026 Murphy Road’s front door, you are just a couple hundred yards from the freshest veggies in town at the Produce Place. You can bike towards West End easily to the Grand Cru for a great bottle of wine or if you want to play golf, McCabe’s public golf course is right down the other direction. Over towards Charlotte Ave. you can return books to the public library. Sylvan Park is home to many young (and not so young) professionals, interesting architecture, pedestrian friendly streets, and loads of urban activities.
4026 Murphy Road has been in the same family for three generations. The current owners, brother and sister, grew up in the house and it has always been what they think of as “home”. Their father built the house on the rear of the property to house extended family back in the day when people stayed closer to their family. In more recent years, the back house has been used as a rental but it could be a guest house, art/music studio, or as a retreat space. The main house is large with 3 or 4 bedrooms depending on how the new owners want to configure the space and 2 baths. There is carpet on the floor but we suspect that there are gorgeous historic hardwoods underneath. The main home features a newer roof (2 1/2 years old) and a brand new water heater. The home is completely livable as-is and quite the value–or you can renovate to your taste and have the back house help to offset costs by receiving a good rental stream of income too.
