37206: A Tale of Two Winters

By wide acclaim, East Nashville real estate is redd hott. People think real estate slows down in the winter-but the past two winters have bucked that trend in 37206. For our purposes here–we will call “winter” October 15 through March 3. So we will compare 10/15/11 thru 3/3/12 (2012) AND 10/15/12 thru 3/3/13 (2013) in 37206.

Winter 2012 had 155 sales vs. Winter 2013 had 163 sales. Winter 2013 had 5% more sales than Winter 2012.

Winter 2012 had an average sales price of $180,405 vs. Winter 2013’s average sales price of $216,753. Prices in Winter 2013 are up 17% over Winter 2012. (that is quite significant!)

Winter 2012 average days on market was 81 days vs. Winter 2013 average days on market was 64 days. Winter 2013 listings were on market 21% less time than in Winter 2012.

The average square footage of houses to sell in Winter 2012 was 1652 while that average was 1678 in Winter 2013. This size differential is inconsequential.

To sum up, this winter sales are up 5%, prices are up 17%, and days on market are down 21% in 37206.
