Facebook has many middle Tennessee real estate forums and I belong to most of them. These forums all have one major thing in common right now. Realtors are begging other Realtors if they have any “coming soons”, hints of a new listing, overheard someone at a coffee shop about a new listing–things are shifted into high gear.
As a buyer, do everything you possibly can on the front end. Get a solid pre-approval from a lender, carry that letter with you! Line up home inspectors in the likelihood that you will have to move fast. Carry your check book with you in case you need to make out that earnest money check. Prepare by working hard with your Realtor to hone in like a laser on exactly what you want. Visiting a house then taking a couple days to mull it over (or even just “sleeping on it”) guarantees that your Realtor is going to be calling you back to tell you “its already under contract”. You should probably bring all of the decision-makers with you on that first visit too.
